Brisbane Airport seeks warehouse tenant as industrial park grows

Brisbane Airport is now looking for a tenant for a warehouse complex being formed on an expanding industrial estate.

Lot AIPN02 is a 1.8ha site at 49 Boronia Road, Airport Industrial Park, with 8,724 square meters of office and industrial warehouse space suitable for warehousing, storage and distribution.

The airport said Tomkins Commercial was awarded the construction contract and has begun installing precast concrete panels at the site.

When completed in early 2025, the office front will feature free-form concrete panels and aluminum cladding, and the split development means it can be rented as an entire warehouse or two separate warehouses.

It is expected to showcase low-carbon products and building materials with solar panels, rainwater harvesting devices and electric vehicle chargers.

Brisbane Airport Corporation head of industrial property and logistics Todd Perry says the new development is designed to meet growing demand for commercial and industrial facilities.

“Brisbane Airport’s aggressive development strategy is specifically designed to support Queensland’s rapidly growing industrial sector,” says Perry.

“Brisbane Airport Park is one of our master-planned communities and our developments are built to standards that offer the greatest value to our tenants.

“This is our second active project in the area and follows the huge success of our initial project: a warehouse and office complex acquired by Queensland owned and operated Phoenix Express Logistics on a five-year lease,” says Perry.

“With industrial vacancy rates still at historic lows, this new development offers an exceptionally rare opportunity for potential tenants.”

The airport says the park is just 12km from the Brisbane CBD and is connected to the Gold Coast, Sunshine Coast and industrial areas through a major highway network and 24-hour access to facilities management services.

Executive general manager commercial Martin Ryan said the industrial park was increasingly attracting leading companies for its leasing opportunities.

“The Airport Industrial Park is home to high-profile tenants including Martin Brower and Phoenix Express Logistics, as well as Australia Post, whose 31,800 sq m parcel facility. m is the largest industrial complex at Brisbane Airport,” says Ryan.

“The property is a showcase of Australia’s excellence in sustainability and aims to achieve a five-star Green Star rating for reducing its carbon footprint and delivering energy efficiency to its tenants.”
